Landlord gas-safety responsibilities: a practical overview

Landlord gas safety is not limited to obtaining a document once a year. It also includes keeping landlord-provided gas appliances, flues and associated installation properly maintained and ensuring required checks and records are handled correctly.

Annual gas-safety checks

Landlords are responsible for arranging the required annual gas-safety checks on relevant appliances and flues they provide.

Providing the record

HSE requires existing tenants to receive the record within 28 days of the check and new tenants to receive it before moving in.

Maintenance is separate from the annual check

Landlords also have responsibilities to keep gas appliances, flues and associated installation they provide maintained in a safe condition. That is why planned boiler servicing and prompt repair of reported faults can sit alongside the annual gas-safety visit.

Keep useful records

Retaining gas-safety records, service paperwork and evidence of follow-up repairs helps provide a clear maintenance history for the property.
