What does a boiler service include?

A proper boiler service is more than a quick visual check. The engineer should work through the checks and tests required for the appliance, following relevant manufacturer instructions.

What happens during a service?

The exact checks depend on the boiler type and manufacturer's instructions. For a gas boiler, the engineer will assess safe operation, condition and performance and carry out the checks and tests required by the appliance manufacturer.

Typical areas an engineer may assess

  • General condition and signs of deterioration
  • Safe operation and combustion performance
  • Flue and ventilation arrangements where applicable
  • Controls and safety devices
  • System pressure and obvious leaks
  • Components that require cleaning or inspection under the service procedure

Is a boiler service the same as a landlord gas-safety check?

No. A service is maintenance of the appliance, while a landlord gas-safety check is a specific legal safety requirement for relevant rented properties. They can often be arranged during the same visit, but they are not interchangeable.

Will every service take the same amount of time?

No. Appliance design, age, condition and accessibility vary. A service should be thorough enough to complete the required procedure rather than being judged by a fixed number of minutes.
