How often is the gas-safety check required?
HSE states that landlords must arrange a gas-safety check every year on each relevant gas appliance and flue they provide for tenants.
When must tenants receive the record?
Existing tenants must be given a copy of the gas-safety check record within 28 days of the check. Prospective tenants must receive a copy before they move in.
What does the record contain?
The record includes details such as the appliances or flues checked, the property and landlord details, the date of the check, the engineer's details, and any safety-related defects and remedial action noted.
Is a CP12 the same as a boiler service?
No. The legal gas-safety check and a boiler service have different purposes. A service is maintenance of the appliance; a landlord check records required gas-safety checks. Both can often be planned together.
